BASS, BUCKS AND DUCKS, THIS FARM OFFERS IT ALL!! PHEASANTS, PRAIRIE CHICKEN, WHITETAIL DEER, MULE DEER, DUCKS, GEESE, PREDATOR AND SMALL GAME!
Not only does this property offer a rich variety of species to pursue, the owner is making the whole place an awesome hunting property! Now is the time to get in on this lease, because in the future everyone will want this one!
The farm is 240 acres and includes 120 acres of crop, 100 acres of pasture, 10 acres of timber, a 5 acre pond, and 5 acres of wetland. The crops include corn, beans, and milo. Plus, the southeast corner of the farm has a clover stand (see the second photo in the property description), which is surrounded by several rows of milo. This combination makes the perfect game attractant!!
What about waterfowling? When the ducks and geese leave Lovewell Reservoir, which is only 2.5 miles east, to forage in the nearby crop areas, this is the kind of farm that should draw them in. Not only is there a five acre pond on which the waterfowl can rest, 34 acres of corn is located nearly adjacent to the water. You’ll need decoys for the water and field decoys to set up in the corn!!
Speaking of the pond, it is open to fishing. Please note, however, that because the owner is working very hard to make this a sportsman’s paradise, ALL FISHING IS CATCH AND RELEASE ONLY.
And the deer hunting? In a word, Kansas is special. Could it be that, of the top 100 entries of the Pope & Young bow hunting record book, Kansas is number one in the non-typical category and number 2 in the typical category? Indeed! Everyone has the place they love to hunt whitetail. I grew up hunting deer in the unbroken canopy of the eastern deciduous forests of Ohio. However, with its very limited human population, agriculture production, soil type, natural habitat, management values of the state game agency and the adaptability of the whitetail, Kansas is a special place.
Now, let’s talk about the habitat improvements. The owner is passionate about this land and it shows in the work he is doing. Such is evident by the fact that he has even enlisted the help of KDWP biologists to design the numerous habitat improvement projects. For example, over 1000 soft mast producing plants like currant and plum are going to be planted to provide food and cover for upland species. Moreover, several food plots will be added to support ungulate populations and the pond will be dredged – all designed to make this a special destination. In fact, the landowner told me his goal is to develop a piece of land with premium quality natural resources that can be enjoyed for generations to come! Now that’s a worthy goal! If you want more info about any of these projects, call or email me so we can discuss it.
So, are you an avid sportsman whose passion and respect for natural resources serve as your guiding principle? Are you a special person looking for a special hunting property? If so, you are the right person for this unique hunting lease.
This 240 acre hunting lease is for a period of 12 months and allows you to hunt all legal species. Plus we provide $1 million in hunting liability insurance. Outfitters/guides must provide their own additional insurance.
