NEARLY 3500 ACRES JUST 30 MILES SOUTH OF DODGE CITY. SPECIES RICH PROPERTY ON CROOKED CREEK!
This property with its abundant vegetation and readily available water sources is a very attractive farm to wildlife. It includes three parcels, two of which are located on the Crooked Creek drainage (north and west parcels, see the aerial photos for more detail). The habitat is mutli-layered with a variety of warm season grasses, forbs and trees along the creek on the north parcel.
The west parcel is approximately 875 acres, of which, nearly half is CRP and a small playa/wetland area. The plant community in this area includes such species as switchgrass, bluestem, pigweed and sunflowers. It is this important combination of forbs and grasses that makes for excellent pheasant habitat. Numerous roosters were noted in the CRP and adjacent fields. Moreover, many well-used game trails are present in this stand. Indeed, deer tracks were noted in the mud of Crooked Creek within the CRP. As many know, CRP can be a very productive deer hot spot.
The north parcel is 1385 acres in size and should prove to be a prime deer haunt. Crooked Creek with its cottonwoods, ash and willows transects this parcel north to south. Quality perennial and annual forbs, grasses, shrubs and young trees are pervading along the drainage. As evidenced by the deer trials and rubbed trees, this area really concentrates deer activity. In fact, it looks as if nearly all the wrist-sized trees growing in or near the creek bed have been rubbed. The shrubs, forbs, grasses and waste grains from the adjacent irrigated crop fields provide important deer forage.
Additionally, many of the pivot corners on this parcel have native warm season grasses and forbs providing food and cover for upland species. Many roosters were noted on this parcel as well.
The east parcel is 1225 acres and is primarily rangeland ecotype. Native grasses and sage brush dominate this area. Although trees are limited here, I did find quail in some young honey locust trees located mid section.
Because this farm is so large, the photos loaded below just don't fully characterize the quality habitat on this farm. But, I have many more photos available, so call me and I will send them right to you.
All of these parcels are in an easy to get to location with paved roads nearby. Plus, the historic frontier town of Dodge City is just 30 miles north. Dodge provides excellent eateries, shopping, old-west history and other activities.
The bottom-line with this lease? It's an excellent hunting property at a great price! It is rare in Kansas to get some much land at such a small price per acre.
