THIS IS A PIECE OF WESTERN WISCONSIN RECREATIONAL PARADISE!

The tract is in the Southeast corner of Dunn County Wisconsin and is only minutes to downtown Eau Claire or Mondovi in Buffalo County. The area is know for trophy deer hunting.

This land has a nice mix of mature oaks and heavy brushy cover in the creek bottoms. The hardwood lined creek runs the entire length of the property. The 1/2 mile of road frontage both directions offers many access points. The terrain forms a number of natural deer travel corridors and some great pinch points. The pines in the front are a combination of mature trees and undergrowth, with the undergrowth ranging from about 4' to 12' tall, which is terrific cover that the deer are using for travel. The land is surrounded by agriculture and hay fields and there is sign of deer everywhere!

The tract is managed forest with mainly oak and pine trees. It also has a Class 2 trout stream running through it! The property is surrounded by mostly agricultural ground.

This tract offers deer, turkey and fishing opportunities. Out of state tags for deer and small game are over the counter for archery, firearms or muzzleloader. Turkey licenses are by lottery.

Camping is alowed in any clearing, however fires must only be in an approved pit and away from any pine trees.

Only temporary hang-on, climber or ladder stands can be used and absolutely no tree pegs or spikes. Stands should be removed at the end of the deer season, so they do not interfere with forestry activities. ATV use is restricted to hunting activities only. Outfitters must provide their own liability insurance. $1MM of liability insurance is included in the price of the lease.
